What a water damage assessment measures
The stain shows where water ended up, not where it lives. Our assessment maps the actual extent: moisture readings across ceiling panels, walls, and flooring to find the wet footprint beyond what shows; probing of sheathing and framing to grade soft spots from cosmetic to structural; and a check of insulation cavities, where saturated batting can hold water long after surfaces look dry. You get a mapped picture of the damage, not a guess based on one stain.
What repair looks like at each stage
Scope follows severity. Caught early. Staining but sound structure. The job is sealing the entry, drying the cavity, and cosmetic panel work. Caught mid-stage, soft sheathing sections get cut out and replaced, wet insulation comes out, and framing is checked before anything closes up. Caught late, the conversation shifts to structural rebuilds of roof sections, ceilings, or wall areas, and sometimes to whether a full roof replacement is the more honest spend. We tell you which stage you are actually at and price the stage, not the fear.
Drying comes before closing
The most common water damage mistake is sealing up a cavity that is still wet. It rots quietly behind the new panel and the job gets done twice. Structure gets dried and verified with meter readings before insulation and panels go back in. That drying window is part of the schedule on purpose; it is the step that makes the repair permanent.
