Travel trailer full reseal

Problem: Cracked lap sealant at every roof penetration on a 10-year-old trailer.
What was found: Failed sealant at vents and skylight; membrane sound underneath.
Work performed: Old sealant removed, surface cleaned and primed, seams taped, two coats of liquid rubber.
Result: Sealed roof with photo documentation; fall check booked.

Skylight leak traced and repaired

Problem: Ceiling stain in the bathroom after heavy rain.
What was found: Hairline crack in the skylight dome plus lifted sealant on the uphill edge.
Work performed: Dome replaced, old sealant removed, area resealed with compatible product.
Result: Dry through the next storm; owner sent confirmation photos.

Water Damage

Front cap seam water damage

Problem: Soft spot at the front of the roof and a musty smell in the overhead bunk.
What was found: Front cap seam had been leaking for seasons; sheathing wet and delaminated.
Work performed: Damaged sheathing replaced, insulation dried and renewed, seam rebuilt and sealed.
Result: Solid roof deck and documented repair for resale records.

Slideout seal and corner repair

Problem: Water dripping at slideout ceiling corners when retracted after rain.
What was found: Worn wiper seals and cracked corner sealant; debris pooling on the slideout roof.
Work performed: Seals replaced, corners resealed, slideout roof cleaned and treated.
Result: Dry corners; owner shown how to check the topper each season.

Roof Replacement

Fifth wheel membrane replacement

Problem: Membrane failing across large areas with multiple past patch repairs.
What was found: Coating no longer viable; sheathing damaged in three zones.
Work performed: Full membrane tear-off, sheathing repairs, new membrane installed and detailed.
Result: Effectively a new roof system, documented end to end.

Insurance Documentation

Branch strike documentation

Problem: Tree limb fell on a parked trailer during a summer storm.
What was found: Punctured membrane, cracked roof vent, dented framing member.
Work performed: Full photo documentation, written observations, and a line-item repair estimate for the insurer.
Result: Owner had everything the adjuster asked for in one package.

Problem: Chalking membrane and tired sealant before a cross-country season.
What was found: Membrane serviceable; every penetration due for resealing.
Work performed: De-chalked, cleaned, primed, seams treated, two coats of liquid rubber.
Result: Roof ready for the season with before/after photo set.

AC gasket leak diagnosis

Problem: Drips from the AC vent during rain — owner assumed the roof had failed.
What was found: Roof membrane fine; AC compression gasket flattened and leaking.
Work performed: Gasket replaced and unit re-torqued; surrounding sealant refreshed.
Result: Simple fix instead of an unnecessary roof job.
